Pinetree Hill, the first of two locations inside the Bukit Timah Planning Area, was auctioned off as part of the Government Land Sales Program. To get it, there was a competitive bidding process.

Despite the fact that the MRT line won't be fully operational for another ten years, data suggests that properties less than ten minutes from the station are likely to see a rise in price when it becomes fully operational, which will be beneficial to Pinetree Hill condo owners.

Even though these sites aren't particularly located near to MRT stations, however we feel that, given the size of land that are priced reasonably and have enclaves of comparatively well-loved homes, the sites could be attractive to developers and investors in a market with a shrinking developer inventory. If the parcels are comparable in size that we can think that these sites to be able to generate a comparable amount of attention.
